CASABAY Luxury Pool Villas by Stay includes 13 villas ranging from 250sqm 3-bedroom private pool villa to 500sqm 6-bedroom private pool villa.

The Role

We are seeking an experienced Cluster Director of Engineering to lead technical and maintenance operations. This hands-on leadership role oversees the reliability, safety, efficiency, and upkeep of all building systems, equipment, and facilities. The successful candidate will lead preventive maintenance, CAPEX and renovation projects, regulatory compliance, and seamless facility operations that support exceptional guest satisfaction.

Key Responsibilities

Engineering Operations & Maintenance

• Lead and manage the full Engineering department (including supervisors, technicians, and contractors) to ensure 24/7 operational readiness of all systems.

• Oversee the maintenance and optimization of the VRV air conditioning system, electrical distribution, plumbing, water treatment, fire protection, elevators.

• Manage the upkeep of extensive pool complexes (including filtration, chemical balance, and water features), spa facilities, gym equipment, and F&B kitchen equipment.

• Develop and implement comprehensive preventive maintenance schedules using a CMMS (Computerized Maintenance Management System) to minimize downtime and extend asset life.

Renovation & Capital Projects

• Lead planning and execution of renovation and upgrade projects, including room refurbishments, public area upgrades, and system modernizations.

• Prepare technical specifications, scopes of work, and budgets for major CAPEX projects while ensuring minimal disruption to operations.

• Manage contractors, consultants, and vendors for all renovation works, ensuring projects are delivered on time, within budget, and to the required 5-star quality standards.

Health, Safety & Compliance

• Ensure full compliance with Thai building codes, safety regulations, environmental laws (including wastewater treatment and energy efficiency standards), and international hospitality standards (e.g., HACCP for F&B areas).

• Champion sustainability initiatives, energy conservation, and waste reduction programs.

• Maintain impeccable safety records and conduct regular risk assessments and emergency preparedness drills.

Financial & Strategic Management

• Prepare and manage the annual Engineering operating budget and capital expenditure plans.

• Monitor utility consumption (electricity, water, gas) and implement cost-saving measures without compromising guest experience.

• Conduct regular audits of systems performance and asset condition; provide strategic recommendations for long-term facility planning.

Team Leadership & Guest Experience

• Recruit, train, develop, and motivate a high-performing Engineering team.

• Collaborate closely with other department heads (Rooms, F&B, Spa, etc.) to support overall resort operations and guest satisfaction.

• Participate in the property's Executive Committee and contribute to strategic decision-making.

Requirements & Qualifications

Experience:

• Minimum 8-10 years of progressive Engineering leadership experience in luxury 5-star hotels or resorts, with at least 3 years in a Director role.

• Proven track record managing HVAC in large-scale properties.

• Strong experience in hotel renovation and major upgrade projects (essential).

• Previous experience in tropical/coastal environments (Phuket or similar) is highly advantageous.

Technical Skills:

• Deep technical knowledge of mechanical, electrical, plumbing (MEP), HVAC (especially VRV), pool systems, and building automation.

• Familiarity with energy management systems and sustainable engineering practices.

• Proficiency in reading technical drawings, blueprints, and using maintenance management software and AutoCAD

Education & Certifications:

• Bachelor's degree in Mechanical/Electrical Engineering, Building Services, or a related field.

• Relevant professional certifications (e.g., engineering licenses recognized in Thailand, HVAC specialist certifications) preferred.

• Fluency in English (spoken and written) is mandatory; Thai language skills are a strong advantage.
