Cloud 11 is seeking a strategic, high-energy, and results-driven Business Development & Sales Manager to spearhead commercial growth across our world-class venue ecosystem. This role is directly responsible for driving pipeline velocity, maximizing rental revenue, and locking in premium partnerships across our signature spaces: The Cloud 11 Hall (our premier 1,500 sq.m. multi-purpose venue), Cloud 11 Livehouse (our turn-key black box venue), the "Rave Cave" Foyer (curated exhibition and brand-activation zones), and The Skypark (Bangkok's largest 4,000 sq.m. rooftop outdoor event platform).
The ideal candidate blends aggressive commercial acumen with operational fluency. You will not just "sell a room"—you will sell an integrated creative ecosystem, mapping production studios, premium hotels, and multi-venue assets directly to client needs. This role demands an agile individual who exhibits high emotional intelligence, adaptability in shifting market landscape conditions, and exceptional resiliency under tight booking calendars and target deadlines.

- Reporting To: Head of Studios
- Key Performance Indicators (KPIs): Annual Booking Revenue, Conversion Rate of Closed Deals, Outbound Lead Generation Volume, Repeat Client Retention Rate, and Accuracy of Pipeline Reporting.
Core Responsibilities & Workflows
- Outbound Lead Generation & Pipeline Development
- Aggressively identify, qualify, and secure high-value sales leads across target industries: concert promoters, corporate event agencies, esports organizers, theatrical production houses, luxury consumer brands, and academic institutions.
- Position Cloud 11 uniquely against standard "isolated space" alternatives by cross-selling the campus ecosystem: bundling on-site accommodation (Yotel & Marriott Tribute Portfolio Hotels), production resources (KOVE Studios & Studio X Beyond), and open community platforms (The COMMONS).
- Establish long-term, high-volume rolling series contracts via multi-event promotional packages.
- Commercial Structuring & Closing Deals
- Manage the sales lifecycle from cold outreach and professional facility walkthroughs down to contract execution.
- Structure and pitch tailored commercial proposals using approved rate configurations: navigating standard rack rates, limited first-time promotion offers, and volume-discount kickbacks.
- Negotiate intricate event contracts, sponsorship integrations, and localized brand-activation alignments to maximize total yield per square meter across matching facilities.
- Building Long-Term Client Relationships
- Cultivate and expand deep-seated relationships with Tier-1 event promoters, creative directors, and key corporate accounts to ensure Cloud 11 becomes their default premium venue partner in Southeast Asia.
- Act as a consultative commercial partner, thoroughly understanding the evolving long-term creative and strategic goals of recurring clients, and tailoring multi-year venue residency packages to match.
- Implement structured post-event care programs ("From Booking to BRAVO") to collect critical feedback, maximize customer lifetime value (LTV), and convert first-time venue users into highly lucrative, repeat account anchors.
- Operational Workflow & Structural Support Systems
- Implement and maintain strict internal customer-relationship management (CRM) logging protocols from consultation briefs to technical hand-off.
- Partner closely with the on-site technical production and logistics teams to ensure proposed client builds safely align with venue physical restrictions: tracking structural live floor limits, power constraints, overhead load grids, and service elevator clearances.
- Coordinate smooth hand-offs to venue coordinators once contracts are closed, ensuring client specs map exactly to loading dock scheduling constraints and backstage green room deployments.
- Reporting Performance & Commercial Analytics
- Establish and lead a systematic, data-driven sales evaluation process: compile weekly, monthly, and quarterly pipeline health maps for review by the Head of Studios.
- Track, analyze, and present precise performance metrics including booking conversion velocities, utilization optimization ratios per square meter, source channel attribution for lead generation, and overall revenue contribution by venue zone (Livehouse, Foyer, Park).
- Translate raw commercial performance analytics into actionable quarterly forecast models, arming studio leadership with clear data regarding market demand spikes, occupancy gaps, and proposed seasonal adjustments.
- Adaptability & Resiliency
- Dynamic Calendar Management: Proactively pivot and re-engineer pipeline strategies when peak dates shift or sudden calendar changes occur due to external touring schedule adjustments.
- Creative Problem Solving: Maintain high composure and grit when addressing technical production bottlenecks, structuring custom client credit programs, or matching non-traditional events to alternative open-air platforms like The Skypark.
- Market Agility: Continually evaluate regional entertainment trends to adjust sales narratives, maximizing occupancy during off-peak windows or mid-week schedules through creative pricing adjustments.
Required
Qualifications & Competencies
- Experience: 5+ years of verified B2B sales or business development experience explicitly inside premium event spaces, convention centers, 5-star hospitality complexes, or entertainment agency networks.
- Track Record: Proven history of consistently meeting or exceeding booking revenue milestones, managing major corporate accounts, and navigating complex commercial contract negotiations.
- Technical Fluency: General comprehension of technical event infrastructure—including audio-visual setups, electrical distribution layouts, and architectural specifications. Ability to translate spatial data sheet metrics into value-driven client solutions.
- Systems Skillset: Mastery of modern CRM platforms, spatial design preview software, and digital presentation or business analytics suites.
- Personal Attributes: Excellent communications skills, a highly entrepreneurial mindset, structural resilience under pressure, and the natural adaptability required to thrive within a fast-moving, premier creative tech ecosystem.
