Facilities Maintenance Manager
JOB PURPOSE
To lead and manage all maintenance operations within the school campus, ensuring facilities, utilities, and building systems operate safely, efficiently, and in compliance with international standards.
- To act as the primary point of contact for the school's physical infrastructure, overseeing HVAC, electrical, plumbing, building equipment, and general facilities maintenance.
- To supervise a team of skilled technicians and coordinate seamlessly with external contractors to ensure that the campus remains functional and safe, minimizing disruption to the educational environment.
- To manage preventive maintenance planning, asset lifecycle management, and project supervision while maintaining a high-quality learning environment for students, staff, and visitors.
The post holder will be responsible to the Director of Operations and HR.
KEY RESPONSIBILITIES
Facility Maintenance & Asset Management
- To lead daily operations for all school facilities and infrastructure, ensuring systems operate efficiently with minimal downtime.
- To oversee preventive and corrective maintenance programs for HVAC, electrical, plumbing and sanitary, fire protection, generators, water treatment, playgrounds, and BMS systems.
- To schedule, supervise, and execute routine maintenance and emergency repairs, ensuring all work is completed to a high standard of workmanship.
- To develop and implement preventive maintenance schedules and maintain comprehensive maintenance records, service reports, and asset documentation.
- To support asset lifecycle management and equipment replacement planning while monitoring spare parts inventory and ensuring timely, authorized, and controlled purchases of materials.
Team Leadership & Collaboration
- To supervise, manage, and assign tasks to a team of engineering staff, maintenance technicians, handymen, and supervisors.
- To monitor performance, conduct evaluations, manage staffing needs, and provide technical guidance.
- To support staff training and development on maintenance protocols and safety procedures.
- To promote a teamwork and service-minded culture, acting as an empathetic, approachable role model for team members.
- To work closely with school leadership, custodial teams, and external third parties, supporting school events and activities requiring engineering input.
Contractor & Project Management
- To coordinate and supervise contractors, vendors, and service providers, monitoring their daily activities on-site.
- To review quotations, scopes of work (SOW), and technical specifications to ensure alignment with school requirements.
- To plan, execute, and monitor maintenance and infrastructure projects, facility upgrades, and renovations.
- To ensure all contractor work meets quality standards, safety compliance, and timely completion criteria.
- To manage budgets, scheduling, and reporting for facility projects and upgrades.
Safety & Compliance
- To ensure strict compliance with local regulations, safety and environmental standards, building regulations, and school policies.
- To conduct regular facility inspections and risk assessments, maintaining all necessary documentation for audits and inspections.
- To support emergency response plans, evacuation drills, and incident investigations.
- To coordinate effectively with security, housekeeping, and related teams to maintain a secure and safe campus.
Person Specification (E is Essential; D is Desired)
Qualifications
- Educated to a Bachelor's degree level in Mechanical or Electrical Engineering (E)
- Possession of a professional Engineering License. (D)
- A Master's degree or certification in Project Management, Business Administration, PMP, FMP, or CFM. (D)
- OSHA or other relevant safety training and technical certifications (e.g., HVAC, Electrical). (D)
Skills and Experience
- Minimum of 10 years of experience in the maintenance of M&E and building systems within large-scale facilities. (E)
- Proven experience in leading and managing teams of technicians and engineers. (E)
- Proven experience in coordinating maintenance or construction projects with strong budgeting and procurement knowledge. (E)
- Familiarity with school infrastructure systems and a strong working knowledge of HVAC and BMS systems. (E)
- An excellent level of spoken and written Thai and English. (E)
- Proficiency with AutoCAD, project management tools, maintenance software, and presentation programs. (E)

- Excellent organizational, prioritization, and time management abilities. (E)
