Key Responsibilities

Feasibility & Investment Analysis

• Develop robust financial models to evaluate new projects and major renovation initiatives
• Collaborate with cross-functional teams (Design & Construction, Leasing, QS) to ensure accurate and up-to-date feasibility inputs
• Monitor project changes and assess impact on financial viability, providing timely insights to management
• Conduct post-investment analysis (6–12 months after operation) to evaluate actual vs. forecast performance
• Coordinate with financial institutions for project financing

Land Acquisition

• Perform financial analysis for land acquisition and lease renewal decisions
• Support negotiation strategies with landlords through data-driven insights and deal structuring
• Work closely with Legal team to support contract preparation and execution

M&A & Partnership

• Evaluate lease structures, joint ventures, and partnership opportunities
• Support strategic investment decisions through comprehensive financial analysis

Research & Strategic Analysis

• Conduct market research, industry benchmarking, and economic analysis
• Monitor market trends, competitors, and macroeconomic factors
• Identify new business opportunities aligned with company strategy
• Prepare reports and insights to support management decision-making

Qualifications

• Bachelor’s or Master’s degree in Finance, Accounting, Economics, Business Administration, or Real Estate

• Minimum 7 years experience in financial analysis, investment, or related fields

• Strong understanding of retail business and real estate development

• Solid knowledge of financial modeling, investment analysis, and risk management

• Advanced proficiency in MS Office

• Strong analytical thinking and problem-solving skills
• Excellent communication and stakeholder management abilities
• Proactive, adaptable, and eager to learn new skills
