Job Responsibilities

  • Business Development & Lead Generation
  • Identify and develop new business opportunities and potential customers, including condominium juristic persons, housing estate juristic persons, office buildings, commercial properties, and government agencies.
  • Research and monitor government procurement opportunities, tenders, and Terms of Reference (TOR) through the e-GP system and other relevant channels.
  • Conduct cold calls, direct visits, and client meetings with key decision-makers, such as juristic person committees, property/estate managers, procurement officers, and relevant government representatives.
  • Needs Analysis, Proposal & Bid Preparation
  • Conduct site surveys to assess project requirements, service areas, scope of work, and manpower requirements, including technicians, housekeeping staff, security personnel, and building managers.
  • Analyze clients' specific requirements and develop suitable service solutions for each project.
  • Prepare quotations, commercial proposals, and project proposals in accordance with client requirements and TOR conditions.
  • Prepare and coordinate required qualifications, legal documents, and supporting documentation for government tenders and bidding processes.
  • Presentation, Negotiation & Deal Closing
  • Present building and property management solutions to condominium/housing estate committees, clients, procurement committees, and government representatives.
  • Clearly communicate the company's service strengths, respond to client inquiries, and address concerns or objections professionally.
  • Negotiate pricing, contract terms, scope of work, and Service Level Agreements (SLA) to achieve mutually beneficial outcomes.
  • Coordination & Handover
  • Coordinate with the Operations Team to develop manpower and mobilization plans following successful deal closure.
  • Coordinate with the Legal Department to prepare and review service agreements prior to contract signing.
  • Monitor the initial service implementation and handover period to ensure a smooth transition and compliance with agreed service requirements for maintain strong relationships with clients and identify opportunities for business expansion and long-term cooperation.
  • Market Analysis & Reporting
  • Conduct market research and analyze trends, business opportunities, and developments within the facility and property management industry by monitor and analyze competitors' pricing, service scope, strengths, and weaknesses.
  • Prepare sales performance reports, project updates, and business development reports for management as required.


Qualifications & Experience

  • Age 35–45 years old.
  • Bachelor's degree or higher in Business Administration, Marketing, Real Estate, Management, Engineering Management, or a related field.
  • Good command of English, both written and spoken.
  • Minimum 2 years of experience in Business Development, Sales, Key Account Management, or related service businesses.
  • Experience in preparing TOR documents and participating in government tenders through the e-GP system will be an advantage.
  • Good understanding of property and facility management services, including building maintenance, housekeeping, security services, and condominium/housing estate management.
  • Strong knowledge and experience in service costing, manpower planning, and project budgeting.
  • Basic knowledge and understanding of government procurement laws and regulations.
  • Strong communication, presentation, negotiation, and interpersonal skills.
  • Confident and professional in presenting business proposals to client committees, management teams, and government agencies.
  • Strong relationship-building and coordination skills, with the ability to work effectively with Operations, Legal, and other relevant departments.
