1. งานวิศวกรรมและติดต่อประสานงาน
- จัดทำ BOM (Bill of Material) และ BOQ (Bill of Quantity) สำหรับงานที่ต้องปรับปรุงซ่อมแซมเพื่อการประกวดราคา
- ประสานงานกับช่างซ่อมบำรุง ในกรณีที่ตรวจพบอุปกรณ์ที่ต้องมีการแก้ไข หรือซ่อมแซม
- ประสานกับผู้รับเหมาและบริษัทผู้รับจ้าง ในการเสนอราคา/ตรวจสอบในเสนอราคา (Quotation หรือ Bill of Quantity)/ตรวจสอบงานที่มีการทำใหม่ และบำรุงซ่อมแซม
- ประสานกับเจ้าหน้าที่อาคารอื่นๆ เพื่อพัฒนาการให้บริการที่ดีและมีประสิทธิภาพ เช่น พนักงานรักษาความปลอดภัย พนักงานรักษาความสะอาด
2. งานซ่อมและบำรุงรักษา
- จัดทำแผนงานการบำรุงรักษาเชิงป้องกัน (Preventive Maintenance) เครื่องจักร และอุปกรณ์ของงานระบบวิศวกรรมอาคาร
- วางแผนงานการบำรุงรักษาประจำเดือน ประจำปี
- ปรับปรุงกระบวนการ ตรวจสอบการบำรุงรักษาเครื่องจักรและอุปกรณ์ภายในอาคาร
- นำเสนอ ขออนุมัติการจัดซื้อ/จัดหาอุปกรณ์ และงบประมาณ
- จัดเก็บ/จัดรวบรวมคู่มือและข้อมูลประวัติเครื่องจักร
- จัดทำสรุปรายงานผลปฏิบัติงานการบำรุงรักษา
3. งานบริการ
- อำนวยความสะดวกให้กับผู้เช่าและผู้มาติดต่อ
- ให้ความช่วยเหลือและสนับสนุนด้านบุคลากร เพื่อช่วยงานกับฝ่ายต่างๆ ในอาคาร
